A lovely two bedroom, extended terraced cottage with fantastic space throughout as well as superbly sized garden all set within walking distance of Goostrey Village while being within easy reach of Knutsford and Holmes Chapel. EPC Rating: D
Set on a country lane, in the idyllic village of Goostrey; this two bedroom terraced cottage has been sympathetically improved and extended over the years to offer light and spacious accommodation throughout. The property is approached via a gravel driveway with mature hedging either side. To the ground floor the accommodation comprises a large living room, with an open feature brick fireplace at the front of the property. Towards the rear of the property is a fantastic open plan living, dining area with a country style kitchen featuring exposed brickwork and oak. This area benefits from heaps of natural light throughout the day via four large Velux windows. To the first floor, towards the front of the property is a superbly proportioned master bedroom with a period feature decorative fireplace. The loft above provides for generous storage and scope for conversion (subject to relevant permissions). Overlooking the gardens to the rear are a lovely white three piece bathroom suite with shower over bath and a good size second bedroom with built in storage. The rear gardens are of a particularly good size, stretching out circa 50m from the back of the property. They are mostly laid to lawn, with very well stocked planting beds and colourful trees, as well as a large patio area perfect for al fresco dining. Towards the back of the garden there are two large sheds with power; one of which is currently being used as a home office. To the rear of this, there is a large flagged area and a greenhouse. All of the aforementioned is enclosed by mature hedging and fencing.

In line with the requirements outlined in Schedule 1, Tenant Fees Act 2019, you are required to pay a refundable holding deposit equivalent to one week's rent in order to reserve a property. The purpose of the holding deposit is to enable both the Landlord and Tenant to demonstrate commitment to entering into a Tenancy Agreement on the terms agreed whilst reference checks and right to rent checks are undertaken. The holding deposit creates a binding contract between the Landlord and Tenant.
One week's rent is calculated by multiplying the monthly rent by 12 and dividing by 52.
Please note for a company tenancy, an administration fee of £425.00+VAT (£510.00) will be applicable.
